5-star rated on Google
Thornlands is some 5.6 km south of the Cleveland.
Urgent jobs here get priority over booked work and an accurate arrival estimate.
The emergencies here are supply lines, pump failures and sewer or septic surcharge out in the yard. All of them need locating before they can be repaired.
The Logan River is the local drainage line. Anything that slows a property's stormwater between the house and that outlet shows up as a flooded yard in a storm.
Blocks in Thornlands are generous, which usually means clear access but a longer walk from the van to the problem. We bring what the job needs rather than making two trips.
It is well within our area; we just do not pretend the drive takes no time. We cover Cleveland, Victoria Point, Mount Cotton and Sheldon on the same runs, so if your street sits on a boundary it makes no difference to us.
Note the time it started and whether it is getting worse. A steady drip and an accelerating leak need different responses and we would rather know before we leave. For water, the mains tap at the meter is the first move. For gas, the valve at the meter. Tell us what you have already shut off when you call - it changes what we expect to find and how fast we need to move.
We make it safe first. That is not a formality; it is the difference between a repair bill and a rebuild. Diagnosis and pricing follow, in that order, and neither is rushed because the first part is already done.
Where preventive work would genuinely save you money, we will say so and give you a price. Where it would not, we will say that too.
Emergency plumbing – give the experts a call
Every Thornlands job is quoted up front. If opening something up reveals a bigger problem, we stop and explain the options rather than pressing on and adding it to the bill.
The price reflects the work and the hour, not how worried you sounded on the phone. Appliance connection prices depend on whether the existing line can carry the load. We check that before quoting, because finding out afterwards means the appliance underperforms and somebody pays twice.
We make it safe, we tell you what failed and why, and we give you a number before we pick up a tool.
Preventive stormwater work in Thornlands is worth scheduling. With the Logan River as the outlet, a blocked pit backs water up onto the block instead.
Redland City Council is the assessing authority in Thornlands. Notifiable work is lodged with council and connection work needs approval first.
Where the water or gas is coming from, what you have already shut off, and whether anyone is at risk. That shapes what we bring and how fast we move.
Yes. Emergency work is not limited to business hours. Tell us what is happening and we will say straight away whether it can safely wait until morning.
For water, the mains tap at the meter. For gas, the valve at the meter and no naked flames. Tell us what you have already shut off when you call.
Yes. We isolate and make the situation safe, then return with the component. You are not left with water running while a part is ordered.

For common work we will give you a range on the phone and a fixed price once we have seen it. We do not start without you agreeing to the number.
Usually. We clear and camera first, and excavation only happens when the pipe itself has failed. You see the footage before we recommend anything.
